Annual Maintenance Plan

With our Annual Maintenance Plan (AMP), your furnace and air conditioning systems receive routine servicw that can prevent emergency breakdowns, keep warranties valid, increase energy efficiency, and help save money in the process!

  • Current AMP members receive up to 10 percent off many repairs
  • Our AMP includes two annual maintenance visits per system: cooling (spring) and heating (fall)
  • Your cost: $249 per year ($49 savings); additional systems available for $225 per year

Service and Safety Inspections

Air Conditioning

  • Adjust/program thermostat for current season
  • Basic cleaning of condenser coil (additional charges for difficult cleaning or acid wash)
  • Inspect and change standard-size filters (16 x 25 x 1 or 20 x 25 x 1)
  • Check leveling of condensing unit (additional charge if leveling is needed)
  • Clean and inspect condensation drain lines and fittings
  • Vacuum blower compartment
  • Inspect and test electrical connections
  • Inspect capacitors and contactor
  • Run test controls, switches, relays, transformers, contactors, motors, and fans
  • Measure starting and running amps, line voltage, and control voltage
  • Check airflow and air delivery
  • Digitally monitor refrigerant pressures and temperatures
  • Digitally measure superheat and/or subcooling
  • Check for proper clearance surrounding air conditioning equipment
  • Report on overall air conditioning system condition
  • Make system recommendations
  • Answer client questions

Furnace

  • Program digital thermostat for current season
  • Inspect and change standard-size filter (16 x 25 x 1 or 20 x 25 x 1)
  • Check heat exchanger, if visible
  • Test for presence of carbon monoxide
  • Check blower motor amp draw and operation
  • Inspect blower wheel
  • Clean burners and burner compartment
  • Check electrical connections
  • Test safety controls operation
  • Check gas pressure and adjust if needed
  • Cycle gas valve and check performance
  • Check ohmmeter to test hot surface igniter
  • Check capacitor
  • Look for presence of proper combustion air
  • Clean and inspect flame-proving sensor
  • Inspect temperature rise
  • Inspect visible flue piping
  • Test for combustible gas leaks near furnace
  • Inspect all drain lines in high-efficiency units
  • Clear condensate traps on high-efficiency units
  • Report on overall furnace system condition
  • Make system recommendations
  • Answer client questions

Additional Services Available at Time of Maintenance Appointments:

  • Humidifier check-up and water panel replacement
  • Adjust and clean blower motor and fan assembly
  • Inspect evaporator coil and drain pan
  • Clean electronic air cleaner
  • Replace media filters (must order prior to appointment–prices vary by size)
